Are owners purposely letting their rental properties degrade, or do they just not realise?

NSW

I’ve recently begun looking for rentals to move into in a relatively pricey Sydney suburb (I’m fortunate to be in a position where I can afford it, and able to be discerning about where I move to).

I have to say, I’m floored at the state some of the units I’ve been inspecting are in- take a couple of my recent inspections, for example-

  1. $840 P/W, 1 bedroom- unit advertised is not even entered from the address listed on the advertisement (presuming they can get away with this due to strata laws?)- the photos are also misleading and of a different unit. Building smells of smoke and is overall unkempt. Apartment in question has grout that looks like it’s never been cleaned, and a laundry that’s dirty and damp despite no one living there now.

  2. $800 P/W, 1 bedroom- building smells like piss the whole way through, carpet within apartment is gross, floorboards not changed in years, bathroom mirror peeling, layers upon layers of dirt and grime on the windows and balcony.

Amongst others. I’m not one to complain but I would have thought owners would want to be a bit more active in protecting their investments? These properties have been on market for several months with no interest, so I can’t even understand from a financial perspective- I used to assume maintenance was expensive but having recently looked into it in my current rental it would only be a few thousand to dramatically improve the quality of these apartments that are trying to be rented for quite a bit of money…

Am I the crazy one here?
