**STORYLINE** 📰
\------------

Mortgage bonds went on a long holiday after the last big week of econ data in mid-December.

Despite a quiet start to 2026, mortgage bonds were jittery today in anticipation of tomorrow’s Non-Farm Payroll report.

All employment data gets attention from the bond market, but no other report carries the same weight as the NFP.

Given the impact a strong labor market can have on inflation, when the NFP results exceed expectations bonds almost always react negatively – this would mean lower bond prices and higher mortgage rate prices.

However, the opposite is also true - if the data comes in weaker than expected bond prices improve.

This is exactly what turned the tide for mortgage rates in 2025, when the August NFP release showed increased labor market weakness resulting in a big jump in bond prices (lower mortgage rate prices).

Each Friday I post the *Mortgage Rate Price Tracker*.

Tomorrow will be the first MRPT of 2026. It will recap the full the week of activity and dissect how mortgage rates reacted to the NFP.

Stay tuned...
