Weird request from LL

I live in a nice area of brownstone Brooklyn and recently renewed my lease. My new rent would be $4700. After we renewed, my LL asked that we send two separate checks each month, one for $4000 and one for $700. He gave no other explanation besides that he is trying to "set up a trust." Any ideas about what this might be about? Seems weird to me.
