Re-modelling a house - anyone recently been through it - advice?

We are about to complete on a 1930’s property, 3 bed detached property. We have an architect measuring and developing drawings.

We have a £100,000 budget, though I’m realistic and anticipating that isn’t going to cover everything below.

New roof

New windows throughout

Front door repositioned to front of property

Internal wall knocking down and steel up to join 2 rooms

3 x en-suite

New kitchen

Re-wire

Re-plaster

New flooring throughout

Re-decorating throughout

We’re in the Greater Manchester area for context. Anyone been through a similar process and offer any advice / share thoughts on our budget vs wish list of things needing doing?
