who would you chose to gift your house to? (pertaining to this post not your personal situation)

if you own a house and have 3 kids say around the age of 23, 21, 17 who would you chose to gift your house. (all of them are doing the same neither is doing better than the other, none of them have children nor want them, relationship is generally the same with all them, they all wouldnt mind staying in their hometown) so would you chose your oldest, youngest, or your favorite? (they also all dislike each other and do not get along them hating each other after the will doesnt matter since they already do) (do not comment 3 way split or leave to estate)
