Realtor that advocates for tenants?

Hey there, wondering if someone can recommend a realtor that advocates for tenants, that can help place someone in perhaps a non typical or specific type of residence, like possibly above a business or in a mixed use zone rather than the typical apartments in houses, or corporate high rise apartments, or high rise condos?

I'm not interested in non rent controlled properties.

I would be willing to slightly compromise on the niceness of the internal finishings in favour of privacy, location, and accessibility, as long as I don't have to deal with vermin or insect infestations, leaks, mold, flooding or rampant humidity, a lack of insulation, etc., or external disturbances.

I'd like to be able to be loud when I want, without running into conflicts with neighbours. I'm quiet other than when I'm working with music or audio.

Anyone have any advice or leads for me?
