Looking to open content and social studio in south florida as start up business

I've done research, spoken to some local photographers, toured commercial real estate, registered the business, etc. Haven't yet signed a lease though. I'd like to get someone's realistic take of ownership of a similar business.

I am not a photographer myself but would like to use this as a start up business. It would be an aesthetic creative studio aimed at family, lifestyle and portrait photographers. I'd also like to offer monthly events (yoga class, social mixers, workshop, etc). Trying to stay under a simple umbrella for business license purposes.

Can anyone share their experience with a similar business? Hardships faced? Things you wish you knew?
