Suggestions for student accommodations

Hi,

We are two guys, one goes to RCSI and the other to UCD, we start in sept

Please suggest areas, which are a short commute by either LUAS or BUS to RCSI and UCD

The things I am looking for are:

1. we are 2 people, so a apartment would suit us as well a student accomodation will

2. Hoping to be with 20-25 minutes of commute by Bus or Luas to both RCSI and UCD, but I would avoid transfers,

3. Some place that is approximately the same commute time to both RCSI and UCD, so as not to screw one person at the expense of the other.

4. Safe, quiet & clean area, with easy access to groceries and restaurants

5. We both are the quiet types, so a quiet area...proximity to part places is not a consideration.

Please suggest a few areas with pros and cons....
