Quarterly Aircon Servicing Clause... do I strictly need a signed yearly contract?

Hey everyone, just moved into a condo in River Valley a few months ago. My tenancy agreement has the standard clause about professional quarterly aircon servicing. My landlord is asking for the first receipt now. My question is: Do I need to sign a full 1-year contract with a company to satisfy this? Or can I just call a random vendor ad-hoc every 3 months?

I’d prefer not to be locked into a contract if the service is bad. Does anyone have recommendations for a reliable company that offers the quarterly servicing packages but is easy to deal with?
