Located above Marina Square on Al Reem Island, Muheria consists of four residential buildings across two sub-communities (Muheria A1/A2 and Muheria B1/B2), offering 1–3 bedroom apartments.

The communtiy feature a range of amenities, including:

* Swimming pools
* Cycling and jogging trails
* Outdoor lounges
* Padel courts
* Cinema rooms

The final phase (Muheria B) is now launching, with prices starting from AED 1.6M on average and sizes ranging 74–85 sqm for the 1 bedrooms.

Why now is a great time to invest -   
Modon is focusing on Reem Island over the next few months, with a large-scale master plan for residential, commercial, and retail developments. This coordinated approach is expected to support capital appreciation for Muheria’s early phases as well as surrounding developments, making it a great opportunity for early investors.

They had also mentioned the starting prices for these residential could be around AED 2.5M (Still very early but this is what they have mentioned, subject to change).
