Honest Thoughts on My Orise by Beyond 1BR (692 sq ft, 24th Floor Sea View) in Dubai Maritime City

Question❔

Hey everyone,

Long-time lurker here, finally posting for some straightforward advice from the Dubai real estate crowd. I'm an expat investor based in India who entered the market late 2024 during the ongoing boom. After looking at emerging waterfront options, I bought a 1-bedroom in Orise by Beyond in Dubai Maritime City.

Details: 692 sq ft unit on the 24th floor with full sea views (open water, unobstructed). Paid 2 million AED off-plan in December 2024, on a typical payment plan (around 60/40 construction-linked, starting with 10% booking). Launch pricing for similar sea-facing higher-floor 1BRs was roughly 1.9-2.2M AED, with the view and floor premium landing mine at exactly 2M. The project is by Beyond (premium brand linked to Omniyat Group), with two towers (51 and 33 storeys), podium amenities (pools, gym, concierge), and handover expected Q1 2028.

I chose it for Maritime City's potential—one of the last true waterfront freehold areas, between Port Rashid and Jumeirah, with planned marinas, promenades, retail, and improved connectivity. The curved design, private balconies, and renders sold me on it as a future pied-à-terre with rental upside. Visits to Dubai a few times a year made it appealing, and good timing in crypto helped fund it.

Now in early 2026, the overall market remains strong, but off-plan waterfront sentiment feels mixed. I've noticed Orise resales around 2.5-2.8M AED for comparable units, and Maritime City is gaining traction with nearby launches (Emaar, Danube, etc.). Still, some threads question pricing in newer areas versus established spots like Dubai Marina or Creek.

I'm in hold mode until handover—no rush to sell—but want community insights to stay informed.

Specific questions:

- Current valuation: Realistic resale value today for a 692 sq ft high-floor full sea view 1BR? Has the premium held, or are flips showing gains/losses?

- Rental yields post-2028: Projections for 1BR in Maritime City? 100-150k AED annual for similar specs/views realistic, or too optimistic with incoming supply?

- Developer track record (Beyond/Omniyat): Any experiences with delays, build quality, or positives from their projects?

- Area development: How's Maritime City progressing on the ground? Infrastructure, livability, port noise, retail/beach access? Next big thing or slow build?

- Comparisons: How does Orise stack up against similar-priced 1BRs in Emaar Beachfront, Rashid Yachts & Marina, or nearby like Aria/Anwa?

- Red flags: Over-supply risks in 2028, resale liquidity, service charge estimates, or anything I overlooked?
