Building in a SCAR/heritage zone Auckland

Hey all,

Was just after some insight of others experience building in a scar/heritage zone within Auckland.

My partner and I have fallen in love (more her than me) with a bungalow on the market that requires ALOT of work of which isn’t to bad as I’m an experienced builder capable carrying out the work.

The works I’m looking at doing is switching to aluminium joinery, enclosing a small porch to rear of dwelling, repilling, reroofing, changing base cladding, deleting some LB walls to extend kitchen/dinning area, and re insulating exterior walls internally, all of which requires a building consent, also a resource consent due to the scar overlay. All the works completed will done so that it looks similar to before for example replacing with aluminium windows and installing a false sill and facings.

I myself have worked on multiple homes within such areas an I’m aware of some restrictions but have never dealt with clients on the design end for such homes. I’m curious if the above works would be a no go when trying to obtain resource consent and if anyone would be able to share their experience as we’re looking at putting in an offer.

Cheers
