If you own an on-plan property in Dubai and you are trying to exit urgently, this post is for you.

I work in Dubai real estate and I specialize specifically in distressed and disputed on-plan property exits. I have over 10 years of experience in the Dubai market, and most of my work involves helping sellers who are stuck in difficult situations where a normal listing does not work.

Many on-plan investors enter projects with the intention of holding long-term, but situations change. Installments become difficult, unexpected expenses come up, business cashflow gets tight, relocation happens, or the investor simply wants to exit before the next payment is due. In other cases, the property gets tied up in disputes, transfer delays, or contract-related issues. At that point, the seller does not need “marketing” or random online inquiries. The seller needs one thing: a serious buyer who can execute fast.

This is exactly what I deal with.

A distressed exit is not like a normal resale. It requires the right investor network and the right approach. Most sellers make the mistake of listing their unit publicly, dealing with multiple agents, and getting flooded with time-wasters asking irrelevant questions. The truth is, distressed sales are won by speed, clarity, and access to investors who already understand the process.

I have built a strong network of cash buyers and investors across Dubai who actively look for distressed opportunities. These are buyers who know how to evaluate a deal quickly and move forward without unnecessary delays. If your situation is genuine and the pricing makes sense, I can connect you with serious investors who are already in the market looking for urgent exit deals.

I deal strictly in on-plan properties only. I do not handle ready properties. My focus is on on-plan apartments, villas, and townhouses where the seller needs to exit immediately, either due to payment pressure, dispute-related complications, or urgent liquidity requirements.

The main advantage of working with someone specialized in distressed deals is that I understand how investors think. Investors do not care about emotional selling. They care about numbers, entry price, payment status, and how clean the transfer can be done. When you approach the right buyers in the right way, deals close faster and with fewer complications.

If you are holding an on-plan unit and you are facing any of the following situations, you should reach out:

	•	You cannot continue installments and need to exit before the next payment

	•	You are behind on payments and want to settle quickly

	•	You are stuck in a transfer issue or dispute

	•	You need immediate liquidity and want to sell fast

	•	You purchased at a higher price and want to minimize losses

	•	You want to exit quietly without public listing exposure

I work with sellers who need discretion and speed. The goal is not to waste time. The goal is to find a serious buyer who understands the urgency and is ready to close.

If you are genuinely looking for an urgent exit, message me with the project name, unit type, current payment status, and your expected exit price. If the deal is workable, I can bring serious investor interest quickly.

Only serious inquiries.
