Looking for Safe, Budget Areas Near AUT

I’ve recently arrived in Auckland and will be studying at AUT (City Campus). I’m currently in temporary accommodation and need to find a place soon.

My budget is $200–$270 per week including utilities. I’m looking for:

• Safe areas (especially walking from bus/train stops)

• Easy commute to AUT City Campus

• Student-friendly neighbourhoods

• Furnished room in a flat/house share

Which suburbs should I focus on within this budget?

And are there any areas I should avoid?

Would really appreciate advice from locals or other students 🙏
