First-time renter couple looking for a 1-bedroom near transit – Vaughan / VMC / Etobicoke / Kipling / Islington – advice?
Hi everyone,
My wife and I are planning to rent a one-bedroom apartment and this will be our first time renting, so I’d really appreciate some advice from people familiar with the GTA rental market.
I currently work remotely, but I’m actively job hunting and there’s a strong chance my next role will be hybrid, requiring me to commute to Union Station a few days a week. Because of that, access to reliable transit is very important.
My wife works in the fashion industry, so her job could end up being downtown, Square One, or another major mall.
To keep things flexible and avoid moving again soon, we’re considering more central, transit-connected areas, including:
• Vaughan
• Vaughan Metropolitan Centre (VMC)
• Etobicoke
• Kipling
• Islington
Most listings we’re seeing are around $1,900/month + utilities and parking, which feels high, but we understand that’s the current market. Since the rental market seems to be softening slightly, we’re wondering:
• Is negotiating rent realistic right now?
• Are there specific buildings or areas we should prioritize or avoid?
• Any tips for first-time renters (red flags, lease terms, negotiation strategies)?
Any insight would be really appreciated. Thanks in advance!
