Kensington houses

Hi there, I am looking into buying a home in Philly and noticed an uptick in houses in Kensington. Some have quite nice structures but need work.

Anyone have any info on this? Or thoughts on buying a house in Kensington at this time? I live in Brooklyn and was gentrified out of a no of areas, and understand those dynamics here. But am looking for Philly locals to give their pov on Kensington and real estate trends. Thank you.
