Bar in Newark NJ

My wife and I want to open a queer restaurant/bar in newark NJ. We find that there aren’t any gay bars in the area (that we know of) My wife has been a manager in a busy NYC restaurant for 10years. So we think we can make it happen. Can anybody share the process for opening this kind of business?
