Is this a good deal and will it work well?

Sorry as I'm not knowleagble of the current state of computer parts, but I've been using the same computer set up since 2019. Only upgrading the ram to 16gb and the gpu to a GTX 1080 in that time. My friend is offering me his CPU and motherboard for $250. Is this a good deal and would it be compatible with my current set up? My ccomputer has served me well but has started to fall fast behind new games and even freezes up once in awhile when handling multiple programs. I mainly use my computer for gaming and 3D modeling.
