Mortgage Rate Comparison on a New Build - Tomo vs Sage
I’m under contract on a new construction home (closing in ~2 months) and comparing Tomo vs Sage (via Robinhood Gold). Looking for feedback before locking.
Scenario
- Purchase price: ~$540k
- 20% down
- Loan amount: ~$430k
- 30-year fixed
- Need a 60-day lock
Lender 1: Tomo
- Rate: 5.625%
- APR: ~5.67%
- Points: ~0.35% (~$1.5k)
- No underwriting/processing fees listed
- Monthly P&I: ~$2,475
- Lock: 30 days (60-day costs extra)
Lender 2: Sage (Robinhood Gold)
Option A – No Points
- Rate: 6.075%
- APR: ~6.14%
- ~$1,000 lender credit
- +$500 Robinhood credit
- Monthly P&I: ~$2,600
Option B – Buy Down
- Rate: 5.45%
- APR: ~5.57%
- Points: ~0.7% (~$3k)
- $500 Robinhood credit
- Net lender fees after credit: ~$2.5k
- Monthly P&I: ~$2,428
Comparison
Monthly difference:
- Sage 5.45% saves ~$45–$50/month vs Tomo.
Upfront difference:
- ~$1k more upfront vs Tomo (depending on final credits).
Break-even:
- ~$1,000 ÷ ~$47/month → ~21–24 months.
If I keep the mortgage longer than ~2 years, the Sage 5.45% buy-down appears to win financially.
Anything I’m missing in this comparison?
