House rentals: where do I find landlords?

Hello everyone! A friend and I (both pursuing PhDs) have been looking for a 2-bedroom apartment/house/unit around Kingston or Braddon. We’ve been using rental apps for this, but was recently told that agencies might not prefer letting to us because we don’t have a tax number (?).

How true is this? And how do I find the elusive direct landlord?
