Need help determining if I’m getting a deal or not. Online pricing seems all over (I’m not selling anything)

I have a guy who is offering me his Battle of Helm’s Deep - 9474 for $200. It’s got all the minifigs and instructions. He’s also offering me his Attack on Weathertop - 9472 for $130, which also has all the minifigs and instructions.

I’m less interested, but he’s also offering me Gandalf Arrives - 9469 (45) and Escape from Mirkwood Spiders - 79001 ($46).

These seem like a steal, am I missing something? He sent me additional photos of all of it when I requested and it’s all there.
