Storage Supply Radius only matters for leaseup.

I've done 2 facilities in areas with a low supply and high supply. The only effect storage supply had was on the lease up period and even then, that wasn't the biggest issue. My biggest issue will always be population. How many potential customers are in the area and how many total of those people are looking for a facility each month.

We are in an area that I built in with existing 25sqft/person. I built anyway, because that area had 200K people within 5 miles and the rents were $1.45 for a 10x10. I leased that up aggressively in 6 months.

Self Storage Gurus are a joke. Even the people on self storage talk. A lot of them don't want to compete and they just want to scare you.
