Mixed zoning property mortgage
Hello! I’m looking to get a mortgage, but struggling to find one for the home I want, as it’s a property with mixed and commercial zoning. The top portion of the unit is fully residential, but the unit on the bottom (ground floor and basement) seems to be mixed zoning.
I’ve been approved for a few b lender mortgages for residential only homes, but have one lender willing to give a mortgage for a mixed use home if the commercial portion is less than a quarter of the home. I’m waiting to hear back from the realtor about the portion of the home that is zoned for commercial, but it’s likely higher than that quarter cut off.
Long story short, if none of my current options work, what should I do? Are there any other options?
For context, I don’t qualify for a lenders as I’m self employed (despite making good, reliable money). I’m also a first time home buyer.
