BESS lease rates Midwest—- looking for insight and guidance

I have been approached about a Bess project and am trying to get some understanding. My search is showing #’s all over the place especially when people start mentioning per megawatt pricing. It’s a 100 megawatt project immediately adjacent to substation. Suburban not rural. Thanks in advance!!!!!!🙏
