Best Coastal Projects to Invest in Mohammedia (Based on Market Positioning & Value)
I’ve been analyzing the Mohammedia coastal segment for a while, especially the Manesmann and central beachfront zones, and if I had to recommend projects based on location strength, liquidity, rental potential, and perceived value per sqm, these are the ones that stand out right now.
First, Les Orchidées near Marjane on Avenue Mohamed VI remains one of the safest plays if you’re looking for balanced investment. It’s not ultra-luxury, but it benefits from a strategic location near retail, main roads, and daily-life infrastructure. That makes resale liquidity stronger. Typical market value tends to sit in the mid-range bracket for Mohammedia, often more accessible than pure beachfront projects, while still maintaining steady demand. For long-term rental, this is stable and less seasonal.
Then you have Les Orchidées Manesmann, which in my view offers a slightly better coastal positioning without going fully into the premium beachfront price category. The Manesmann zone has been consolidating as a residential cluster, and this project benefits from that ecosystem. Price per sqm is generally competitive relative to its proximity to the sea. It’s interesting for medium-term appreciation if the area continues upgrading.
Ocean Park Manesmann is more location-driven. The value here is clearly in the coastal appeal. Projects like this attract buyers who prioritize lifestyle and short-term rental potential. The price per sqm is typically higher than standard Manesmann residential projects because of proximity and positioning. It can make sense if your strategy includes seasonal rental or targeting diaspora buyers.
The building near the Mohammedia Prefecture is a different logic. It’s central, administrative, and highly liquid because of walkability. This type of asset holds value due to location convenience rather than “coastal dream” branding. Price per sqm here often reflects central-city premium rather than beach premium. For conservative investors who prioritize liquidity and long-term stability, this kind of location can outperform flashier projects.
Résidence Miramar sits in the upper tier of perceived value. Beach proximity drives its price positioning. It tends to attract buyers who want a recognizable coastal address. Price per sqm is usually among the higher brackets in Mohammedia. For rental, especially summer, it can perform well. Long-term appreciation depends heavily on overall coastal demand trends.
Manesmann Garden is more family-oriented and slightly less speculative. It appeals to end-users more than pure investors. The value proposition here is livability rather than sea-view premium. Price per sqm is typically below the top beachfront tier, making entry cost more accessible. Appreciation may be slower but more stable.
Finally, Beaulieu Manesmann is positioned more toward the premium segment within the Manesmann area. Higher finishing standards and branding push its valuation upward. Price per sqm is usually on the good side for that zone, competing with Miramar and Ocean Park depending on exact location. It’s more of a quality-driven investment rather than a discount play.
