$380k home on $85k base ($40k-$50k bonus)
I just need some third party opinions here…
I’m currently weighing between two homes. A new build $335k duplex/townhouse (no HOA) vs a $379k fully renovated SFH (literally new everything, except the bones and foundation) Both are in the same general neighborhood (1 mile apart, in the city), but I could see the townhouse appreciating much quicker based on the street it’s on. I realllllly want the SFH but as this is my first home purchase I realize I could take the cheaper route and live in it 3-5 years, make it a rental or sell once I’ve learned about home ownership and then move to my “forever home”. No wife, no kids (and no plan for kids).
5% 30 years fixed mortgage (6% APR seems to be the average) in a MCL east coast city

Overall just looking for people who have been in this same situation before and how it played out for you, or people in the real estate industry who could steer some good guidance.
