Renting in Villa

Ive read many posts here that say that renting in villa is not good as there are no rights for the tenant. my problem is that I am new and moving to Abu Dhabi for the first time. I will be one probation for the first 6 months and can't take yearly contracts with tawtheeq etc, it'll be expensive.

im looking for renting monthly but most places now are asking me to sign a year contract and provide them with 12 post dated cheques with 1 cheque for security deposit without date. I told them that year contract is too much and I can do 6 months and then extent it but they are not listening.

im so confused.
