Out of state transactions

Hey guys, so on my neighboring state, we do help our clients with those purchases and rather than constantly giving the deal away we want to run it. I’m thinking about engaging an agent that will take a referral fee of 10% but we still handle bulk of things or we just find a licensed transaction person there and handle the bulk of it. Anyone done anything like this?
