Thinking of moving to Noble Place (Binondo) — anyone lived/owned or leased there? How was your experience?

I’m considering moving into Noble Place in Binondo, Manila (PH), but I haven’t been able to find much real feedback from actual residents mostly just listings and broker posts.

If you’ve owned, leased, or rented a unit there (short- or long-term), I’d really appreciate your honest experience, especially regarding:

•	Building management & responsiveness

•	Maintenance quality (elevators, plumbing, common areas)

•	Noise levels (neighbors, hallway echo, street noise, from viewing sobrang daming bumbero, is it always like this?)

•	Security & staff 

•	Construction quality (leaks, cracks, pest issues?)

•	Flooding concerns in the area

•	Community vibe (mostly owners or renters?)

•	HOA/association handling of issues

•	Overall value for money vs other Binondo/Manila condos

Trying to make an informed decision before committing, so any firsthand insight would help a lot.
