I was relocated after a tour, then discovered the prospect was a manager at a competing company, is this normal?

General discussion

I work in property management, and I feel like I just lived through one of those corporate horror stories where you realize way too late that you were missing half the information.

A few weeks ago, I get a text from my manager telling me I’ll be working at a different property the next day. No explanation. Just a location and a time. That alone felt odd, but in this industry you sometimes float between sites that need support, so I didn’t question it too much.

I show up the next morning… and immediately something feels wrong. No one there knows why I’m there. Not the manager. Not the leasing team. No one was expecting me. That’s when I got this pit in my stomach. You know that feeling when your intuition is screaming before your brain has caught up?

I text my manager: “Hey, I’m confused why I’m here.” Her responses are vague. Short. Not like her. Avoidant, almost. Then she tells me she wants to meet for lunch. With our regional. At that point I already knew something bad was coming. You don’t get surprise lunches with leadership for good news.

At lunch, they tell me the client (ownership) wants me removed from the property. The reasons? I didn’t offer a prospect water. I was “too operational.” I didn’t present enough luxury for the brand. Not even things my company normally scores heavily on in shops, because they care more about rapport and the quality of the interaction.

I just sat there stunned because the only tour that could possibly be about… I thought it went really well. Then her name was confirmed. The woman was incredibly kind. We talked about her life, her family, her uncertainty about timing. It felt like a normal, positive, human interaction.

But suddenly I’m being told that interaction was the reason I’m being removed from my site. They reassured me the company still wanted me. They said they valued me. They’d relocate me somewhere else. And while I was grateful to still have a job, my brain started spiraling. What did I do wrong? Did I say something weird? Did I miss a cue? Was I not polished enough?

Then more pieces started coming out.

At first, I was told the client had ordered a shop. Like a standard secret shopper situation. Except… that wasn’t true. I still haven’t even seen a shop report to this day.

Out of pure curiosity (and honestly confusion), I looked up the shopper’s name myself. She wasn’t just a prospect. She wasn’t even a typical third-party shopper. She’s a community manager. For a completely different property management company. One that has zero connection to our ownership group.

And from what I later learned internally, another company apparently contacted our client after touring with me. Which means the feedback that got me removed may have come from a competitor posing as a renter.

Here’s the part that really messed with my head. I wasn’t even supposed to know.

My own company seems to suspect there may have been some kind of foul play or competitive interference, and I do believe my direct team is trying to advocate for me behind the scenes. But none of that context was explained to me upfront. Instead, I got vague answers, a sudden relocation, and reasons that made me question my own competence.

So for days I was sitting there thinking I had somehow failed… when the reality might be something completely different. Yet, I’m still left confused about one thing, if there were concerns about the legitimacy of the feedback, why wasn’t that communicated to me from the beginning?

I still have a job. I’m grateful for that. But the trust? A little shaken. The way it was handled? Confusing at best, deceptive at worst. And I can’t stop thinking about how easily someone’s career trajectory can shift based on information they don’t even know is incomplete.

Has anyone else in leasing, sales, or property management ever dealt with competitors “shopping” you like this? Because this whole situation feels surreal.
