I am in the process of purchasing a home and the seller struck out the below clause during review. Is this a dealbreaker? What is the significance of this clause? Thank you for your help.

Seller has provided a fully executed Property Disclosure Statement (“PDS”), and the factual representations contained in same shall modify the Contract for Sale by reference
