Things I’ve learned about buying unrestricted land (that nobody talks about)

After digging through county websites and calling planning departments, here are a few things I didn’t realize at first:

  1. “Unrestricted” doesn’t mean no rules — county codes still apply.
  2. Septic approval can be a deal breaker.
  3. Road access matters more than price.
  4. Flood zones can wipe out the “cheap land” advantage.
  5. Owner financing is common — but read the contract carefully.

What would you add to this list?

Trying to build a solid checklist before buying.
