Details for purchasing a property in Hyderabad from NRI

We are in the process of purchasing a property in Hyderabad from an NRI. His father is handling the transaction here in India

We got to know that the sellers father should have Power of Attorney for the sale to happen.

We are taking loan for the purchase in HDFC bank.

Can you please help us with these questions?

Is Special Power of Attorney required for Sale agreement too?

Do we need to submit SPoA to bank for loan approval?

Must the SPoA be sent through courier from US to India?

Can we get the scanned copy of SPoA from the seller?
