Is Mumbai and MMR regions Real estate on downward spiral?

if you go to Indian real estate sub , posts there are basically from tech cities and even small towns like indore .

MMR region itself is huge where the under construction projects might be more than Bangalore , Chennai and Hyderabad combined.

People not having queries only means that there is no outside demand in RE of mumbai and Millenials/ GenZ are not moving here. It also means the emerging white collar crowd is moving to which cities and buying houses .

It is a good news considering Mumbai RE is hyperinflated and infrastructure is in ruins .
