please helpp- how should i split rent with my roommates?

I live in a 3 bed, 3.5 bath townhouse with a total of 3 long time friends (all 27f). The master bedroom is the largest room with ensuite and large walk-in closet. 2nd bedroom is smaller than master but also has ensuite, walk-in closet, small outdoor patio access. 3rd bedroom is smallest room with smaller closet and ensuite bathroom. There is a half bath in the living room for guests. Pretty much all townhouses/houses in our area are designed with a very large master and 2 smaller guest rooms which makes it very hard to find something equitable for 3 roommates.

Recently, it has come up that our current split seems unfair and unreasonable to some roommates and therefore want to renegotiate the terms. Total rent is $3100 so currently: master pays $1100, 2nd pays $1050, 3rd pays $950. We split utilities equally 3 ways.

Like I said we have been friends for years so we are finding it hard to find a balance of what is fair while still maintaining a happy friendship. (This debate is already getting heated lol)

Is this currently an unfair or unreasonable arrangement? What would be a better way to split it? If you’ve been in this situation, how did you divide expenses with roommates?
