Renting a $4100 apartment

Hi everyone. I live in SF, and as you know the rental market is insane here.

I have been lucky enough to increase my salary, and it’s growing a lot with my marketing freelance work on the side.

My total gross is $123k. I have a couple of contracts being signed that would guarantee 30-40k minimum for this year.

I really want to have my own place. The apartment I have been able to find are $4000-4100 range.

My landlord is willing to approve, but I want to hear thoughts on if this is a good financial move.

Obviously it is under the reco 3x. But I also have about 35k in liquid cash.
