Sorry for the length of this! 

Hi, my wife and I are in the process of buying our first home, a 1918 townhome in eastern PA. We made an offer for $25,000 over asking price, 375 on a list price of 350, due to competitiveness in the area and the fact the house was listed at a lower $/sqft than any other house in the town that had sold in the last year. We are using a VA loan. 

The disclosure listed roof partial roof replacement and partial roof repair (one roof replaced, one repaired). It also stated that the basement gets moist when it rains but never had standing water. They drylocked the basement. 

So we decided we wanted the house and made the offer, while waiting for an answer our realtor called and said the seller realized the disclosure was missing a report from a structural engineer. Our realtor told us the listing agent advised the seller to obtain a report from a structural engineer, but it is not clear to us exactly why the listing agent advised that. Maybe they saw evidence of damage, but the house was clean 

I attached photo of the relevant part of the report but what alarms me is "Our inspection on 12/11/25 found evidence of significant water intrusion due to roof leaks across all areas of the home. Most of the plaster, drywall or stucco demising wall damage appeared to be consistent with water intrusion rather than obvious structural damage. However most framing was concealed and it is possible there is damaged structural members"

After the inspection the seller had the roof work done and the support wall added in the basement as outlined in the structural report. We were told the support wall was simply preventive. Nothing regarding wall repairs or new paint was mentioned anywhere in writing or verbally. This is something we will pay close attention to during inspection. 

We did not alter our offer, we decided to proceed and have a mold inspection and home inspection scheduled for tomorrow. We were genuinely happy when we found they accepted our offer. Thinking about it more, I'm feeling like we should have reacted more strongly to this surprise, and lowered or pulled our offer. Its just not sitting right with me, and our realtor told us that the seller will likely not be interested in helping us pay for additional inspections, like perhaps another structural engineer. It seems like the seller sifted through their offers, if there was more than ours, selected the one they wanted to go with and then "oops heres an alarming structural report" 

Our home inspector has the engineer's report and we discussed it with him specifically. Will he be able to say for sure if there is structural problems from the leaky roof?

Looking for thoughts on this, how should this be handled, ideally?
