Thoughts on the new houses off Newtown Pike/Georgetown Str?

my husband and I are renting a house in the area, looking for some feedback on safety and such. I’ve done a lot of digging and talking to locals about the area over the past month, but wanting some more insight. I’ve heard a lot has changed in that area over the last 5-10 years. Trying to get a clear picture and not just hear-say of it being a “war zone” cause it’s considered a low income area. The previous owners were older and had no safety concerns, alongside the current neighbors. Wanting to hear actual feedback and not just what your parents and grandparents thought of the area
