Should I invest in real estate? If so, how?

I am a 31 y/o techie from Hyderabad. Unmarried and stay in a rented property with parents. I don't personally own any property, though my parents own some land and a house in my mom's native place.

I've accumulated 1cr across my career so far (liquid in form of mutual funds mostly).

Looking to invest in real estate and wondering if I should go in the route of lands or commercial real estate and whether it is a good idea to get into that given my background and lack of experience.

Also, my corpus is probably trivial for any serious commercial real estate play, but 1acre shows at least a few land parcels of varying sizes that I can get in and around Hyderabad even within the 30-50lakhs range.

Have no idea of this space and want to systematically invest, and would love to get inputs from experts here 🙏 Please help!
