Location is in Maine, in the United States.

I purchased my first piece of property last year. It is formerly part of a large lumber operation that was subdivided back in ‘95. While doing my due diligence, I found the original survey from the subdivision. There is no GIS data for the area.

I’m looking to start planning for building a home of some sort out there, and figured that I should probably have an updated survey done of the property. I have walked the property with a local forester to satisfy the requirement for the Tree Growth tax status it is currently in, and was unable to find any corner posts or boundary markers. One of the adjoining properties has an easement for access using my driveway. The property owner uses it mainly for hunting and the occasional timber harvest.

I’ve called around to local surveyors. Most have been too busy to give me a quote, but I got two back at drastically different prices. The first estimate was nearly $6k. There was no information as to type of survey or what I would receive, and I got the feeling that they were not interested in the job. The other estimate I got back was for $2300, and is listed as a plot plan. I specifically requested that they provide latitude and longitude coordinates for the corners, which ended up being an additional charge.

I’m wondering if a plot plan will be adequate for what I would like to do out there, or if I should be looking for a different type of survey. It is a very rural area, with one code enforcement officer who manages several townships in the area. He made it seem like permits were easy to get, and just told me to conform to state building code.

Thanks for any help in advance!
