Half income last year, just under 40x. Chances?
Hey all. Looking for some perspective.
I’m applying for an apartment that’s $3,200/month and the building requires 40x the rent in annual income (so $128k).
For 2025, I made about $126,500, so I’m slightly under the 40x requirement. The tricky part is that in 2024 I only made around $62k. My income increased significantly this past year. I'm self-employed and work was a lot better this year in my new business and I only plan for it to stay at this level and grow year after year.
My credit is pretty good (775) and I don’t have any debt. I also have enough in liquid savings to be able to afford 4 years of rent.
Just wondering how strict buildings usually are about that 40x rule when you’re barely under, especially with a big jump in income year-over-year. Do you think being about 1–2% under will automatically disqualify me? Or do landlords sometimes use discretion? But most importantly I'm wondering if the first year which was half my income of 2025 will disqualify me automatically.
Appreciate any insight. Thanks alot.
