Insurance for home-based farm
My print farm is located in my basement and has grown to a handful of printers making a non-trivial amount of money. At this point it’s a real business and I pay taxes on it and all that jazz.
Getting business insurance quotes has actually been pretty easy (I think a few years ago it was maybe harder) and that can cover business property, general liability, professional services, cyberattacks, business interruption, and more.
However, the part I’m flummoxed by is the coverage for my house. My homeowners policy says it wont cover me if I run a business from my home that makes more than $2k a year. Supposedly you can get an incidental business use rider on a homeowners policy, but it’s more for things like a home office not “light manufacturing”. So, if a printer started a fire the house wouldn’t be covered.
If my farm was in a commercial building I could add building structure to the commercial policy and if a printer caught on fire the building would be covered. But because my house is a residence I can’t find anyone who will cover it under a building structure policy even if I have the limit the full amount of my house (I.e. have double coverage on my house).
I have talked with a LOT of insurance companies and a handful of brokers with no luck. The most logical advice I’ve seen is to try and get my homeowners, business property, and general liability all through a commercial insurance company, but I have yet to find a company that will do that.
Anyone have any experience with this?
