What repairs should I actually fix before selling my Atlanta house? Inspection came back with some stuff...

Selling my place in Atlanta right now and just got the inspection report back. House is from the 80s, nothing falling apart but definitely not perfect lol. Main things flagged:

  • Some foundation settling + small cracks (mostly hairline but one bigger one in the garage slab)
  • Kitchen wiring is old af (original probably) and inspector said it’s not up to current code
  • Basement had water stains / some past moisture damage, looks like it might’ve been a plumbing leak years ago but it’s dry now

Market here is still pretty hot but I know buyers get picky with inspections these days. I’m trying to figure out what’s worth fixing vs what I can leave and just take a hit on price (or disclose and let them deal).

I’ve been checking out cash buyer options to skip the whole repair headache. But honestly I’d rather patch up the big stuff and list normally if it makes sense $$ wise.

What would you guys prioritize in this situation? Foundation stuff first? Electrical? Or just cosmetic fixes to make it show better? Also curious how much these usually knock off the sale price in the Atlanta area if you leave them.

Any inspectors or recent sellers who’ve dealt with similar crap? Appreciate the real talk!

Thanks!
