Rental laws for adding room mate? Lakewood

I've tried searching reddit and google but couldn't find much on this specifically. I want to add a room mate to my 1br. I read my lease, it only says you can't sublet. I emailed my PM and asked about it, no response after a week. What are renter's rights regarding double occupation?

Do they usually increase rent at all? I understand they may need to have the room mate fill out an application. Never had a room mate before, does this affect my original lease terms? I'm in the middle of my year lease for context.
