First time buyer/VA House hacking
Hey!
Me & husband are under contract on a 4 unit quadplex near a large military base.
3 units are rented until 12/31/26 (2) & 04/1/2027.
Rents are below market. $925 across the board. Identical buildings are in this neighborhood. Our seller sold both of his all rented at $925. The other 2 identical in the neighborhood for 1100 & 1150 per month per unit (2 bed, 2 bath, 1100sq ft)
Our purchase price is $359. Seller paid closing costs so $0 out of pocket for us.
$2775 is net rent and the rent roll shows $40-150 in fees per tenant per month. Not sure what that is yet.
Our PM charges $80 a unit/month. This was a requirement of VA per our lender.
Mortgage is 5.675 with a payment of about $2800 (expensive insurance, needed flood, hasn’t flooded in 10 years tho)
We have to live in 1 unit, for at least a year. Our living cost is going to be at or just under $500, with PM and putting aside 8-10% for maintenance.
Good deal? Units were updated within the last 5 years but plan to update bathrooms at lease ends and some other minor things to bring rent to 1100-1150. If it’s 1100, we should net about the mortgage, and when we move out we ~should~ net about 800/month.
I’m still scared!!! Can somebody tell me if i’m thinking about this right. We are 22&23 young military couple. No kids, unless you count our 2 fur babies. We currently rent a house, same SQ foot, for $1450 a month not including utilities
