Valuing A Dog Walking Business

I'm in San Antonio, Texas.

I've grown my dog walking business over the course of 5 years. I am moving and would like to sell it.

I made close to $65k last year. A lot of my business has morphed into house Sitting, as well as miscellaneous gopher type stuff. Some of it's easy, some of it's hard. The one huge advantage that I have, is that all my clients are within a square mile.

There are no assets and there's zero overhead. I stopped advertising a long time ago because I got too busy (so there's plenty of room for growth). I operate in a very desirable, high net worth neighborhood.

How would you value my business? How much would you ask for it?
