Buyer threatening small claims over minor issue — should I be worried?
We closed on our home about 6 weeks ago. No inspection contingency (buyer waived it), house was sold as-is, and we had standard language in the contract stating no repairs or credits after closing. Everything went pretty smoothly at the time appraisal came in fine, no last-minute drama, funds transferred, done deal.
Now out of nowhere, the buyer reached out saying there’s a minor issue with one of the appliances (dishwasher intermittently leaking). They sent over a quote for replacement that honestly seems pretty high for what it is. They’re asking us to cover it and their agent is saying if we don’t, they may file in small claims court.
For context:
- The house was vacant for about 2 months before closing.
- The dishwasher was working when we moved out.
- No issues were raised during walkthrough.
- No home warranty was requested.
- No inspection objections were submitted.
This feels like normal homeowner stuff to me. Appliances fail. Things break. Especially after a property sits unused. But the threat of small claims has me second-guessing everything.
Are we actually exposed here in any meaningful way? Or is this more of a pressure tactic hoping we’ll just pay to avoid hassle?
Has anyone dealt with a buyer coming back after closing like this? Did you ignore it, respond formally, or involve an attorney?
Just trying to figure out if this is something I should genuinely be worried about or if this is just post-closing buyer’s remorse.
