First time home buyer here. Found a 'power of sale' home that we really like and has a lot of utility. Since it is power of sale, there is zero negotiation for the repairs (as-is sale) and no info from the bank's side about the home details.

We found some wetness in the basement that seems to be due to the attic washroom that the last owners added. There is an attic room + washroom.

In the conditional period now and had a plumber check the issue. He *suspects* that there is leak from the shower head since the previous owners put this shower caddy on top of the shower head that made it kinda slanted (not obvious from the photo). He thinks this caused a leak in the pipe behind the wall. When we turned on the shower and waited a few minutes, we could hear the sound of drops of water from the basement area where the wetness was. So perhaps if we stuck around an hour or so, the water would have eventually found it's way down. There was some wet insulation on that wet area in the basement too.

Plumber think he can fix it by opening up the drywall behind the shower and adjusting the pipe from behind.

However, i'm worried about mold and rot. I dont know when this issue started. These owners bought the house in feb 2022. No clue when the issue started. We couldnt smell any mold but there was water damage on the main level wall undearneath the attic shower...paint peeling.

I will add photos of the paint peel later. The photos of the shower head and the basement wetness (not the best photos) have been addrd. I shared all this with the inspector who only noticed the water in the basement and he mentioned the drywall above this wet area looked fine.

There was mold in the shower tile right undeqrneath the shower head. Didnt think much of it at that time because this is fairly common.

There is also some water leak near the exhaust fan and the attic hallway right next to it. But this is likely due to flashing in the flat roof or uninsulated pipe over the exhause fan. Having a roofer take a look tomorrow. But I'm super curious about the shower issue. How long does it take before wood starts rotting? If we didnt small any mold, could it be that mold hasnt set in yet or isnt there in large quantity?

Also, if you look at the attic bathroom photos, it *looks* like the last owners tried to find the leak, and maybe open the drywall a bit...I'm going off of the random white patches of paint.
