Selling 'As-Is' for a Year - How Much Lower Can I Drop the Price Without Giving It Away?

Residential

I’ve had my house on the market for a year now, selling "as-is", and it’s been a struggle. Despite cleaning and maintaining it, there’s been no real movement. I’m asking $220,000, which is on par with the average for the area, but it just isn't selling.

The roof’s 10 years old, the heater’s noisy, and the kitchen is from 2005. I’m upfront about everything, posted clear pictures showing the cracked tiles and damp basement. Investors keep lowballing me with offers around half the asking price, and families just see the repair costs and walk away.

I’ve even offered $5k toward closing costs, but no one’s biting. The "Fixer Upper" tag is definitely working against me, but I can’t afford to do repairs myself. At this point, I’m wondering how much lower I can go without basically giving the place away.

Any advice on how to find buyers who won’t be scared off by the need for some work? Or should I just keep lowering the price?
