Most cost-effective way to remove cosigner from mortgage (and deed). California

In 2003 mother cosigned for a mortgage. I am able to pay off the mortgage if necessary, but i would prefer to carry the loan. The rental property is in California. I have made all the payments to the loan. She is in agreement with removal from loan and deed.
